Investing in St. Louis with Frontier Property Mgmt, LLC

How we do business 

St. Louis is a great place to do business in my opinion. We have good demand from tenants year round, are landlord friendly, have good rent to value ratios and the inspectors in each municipality are good to work with. As a general rule when homes go vacant, we will have the unit made ready for a new tenant within 2 weeks (from move out, scope, bid, approval by owner and start/finish by vendor) and the new tenant is moving in within 14 to 30 days from there once the application is reviewed by us and approved by you.
 
We started the business in 2009 when we began purchasing income property in St Louis and after about 4 years we began managing for other owners.  Many of these original owners who still own property in St. Louis are still clients! We work hard to make sure we do the best possible job managing their investment and we are very transparent and communicate well.  We have 15 employees which is the strongest team we've ever had and we've been working with many of the same vendors in STL for 8+ years. 
  
Our job at Frontier is to fill apts and homes to 100%, collect 100% of the rent, complete service request for maintenance in 24-48 to not exceed 8-10% of revenue when possible, respond to owners and residents usually the same day when possible. 
 
We understand as a team that in order for a rental property to perform like originally outlined on the investment proforma, that 100% of the rent needs collected and vacant units need rented quickly. If either are these are off, or we are inefficient in how we do our business, the property will not meet margin expectations.  Since we always want to meet or exceed expectations, the majority of our day is spent filling vacancies and collecting rent, customer service and completing maintenance in a timely fashion with the least amount of cost to the owner - but a good clean, professionally done job for the tenant and owner. 
 
Of course, due to the nature of owning income property, this does not happen 100% of the time, but we understand the business and are set up in a way so that it happens as much as possible for owners. Our team is incentivized on profitability at the property level - not on income for the management co - the mgmt co will perform just fine when we are doing well for owners.
